The government is making a full modification of the partial plan requested by the developer to comply with the urban development agreement where the future shopping centre is located – The works are already completed at 66%.
Benidorm City Council is going to take another step towards making the city’s industrial estate a reality. Thus, the local government will take to the plenary the provisional approval of the punctual modification number 1 of the Partial Plan 3/1 Industrial, a change in the urban planning regulations that will allow to give the green light to the construction of the new accesses to this area where the first commercial center of Benidorm will be located.
The document was addressed yesterday during a meeting of spokespersons where the Councillor for Town Planning, Lourdes Caselles, explained this modification that has already been added to the agenda of the Internal Regime Information Committee convened for tomorrow.
This punctual modification of the partial plan comes after the request of the developer, Terra Village Land mercantile, formed 50% by businessmen Enrique Ortiz and Enrique Ballester.
This change in the approach affects the entire sector and aims to adjust the partial plan to the new links of the industrial estate with the CV-70 and the N-332 road; reorder internal traffic in the sector and set new conditions in the planning of the industrial and tertiary sector to adapt them to new real estate and commercial demands, explained municipal sources.
When drafting this specific amendment, different administrations have been consulted and the issues raised have been taken into account.
According to the sources consulted, this modification of PP 3/1 Industrial is necessary to make the roundabout that will give access to the polygon from the N-332 and is already authorized by the Ministry of Development. This partial plan was contingent upon the construction of that roundabout. In fact, Fomento paralyzed development in 2011 until this issue was resolved.
Finally, two urban development agreements provided the solution: one signed with the development agent who would be in charge of drafting the project, and another with the merchant that will build the shopping center, Unibail Rodamco. This roundabout will be financed by the City Council and the company in the commercial area, which has already contributed 3 million euros for this infrastructure.
The mayor of Town Planning said in a statement that, at this time, the urbanization works are executed 66%. Once this modification is provisionally approved in plenary, the modification document will be sent to the Consell for final approval.
